2.1 MBCx FROM MARTIN VACLAVIK, SFP

ISC’s very own member, Martin Vaclavik, SFP 2021 scholarship awardee, is one of the ISC’s rising
sustainability leader and he works in the commissioning industry. See below for insights on one of his
commissioning projects in the Czech Republic:

Monitoring-based commissioning for Skanska’s Port 7 development in Prague, Czech Republic
The member of ISC, Martin Vaclavik ET SFP, was appointed as a commissioning authority for the Port 7 complex consisting of three buildings, total gross floor area of 40,000 square metres. All three buildings have achieved LEED v4 Platinum certification and have been aiming at WELL v2 Gold. As part of this effort to earn such recognition, the monitoring-based commissioning must have been implemented.

According to LEED, monitoring-based commissioning (MBCx) gives the building owner, operators, and the commissioning authority (CxA) a continual stream of information that helps them identify
operational issues as they occur, thereby saving time, money, and energy consumption over the lifetime of the building. This key theory significantly affected the entire commissioning process. Mainly, the building energy and water consuming systems are continuously monitored, and collected data are analysed to trigger notifications for potential operational problems or defects. In addition, data analyses provide valuable information for improving the effectiveness of building system operations.

Martin engaged a maintenance management software provider – www.olify.com – to transfer available data points from the building management system into their cloud where fault detection and
diagnostics (FDD) take place. The communication infrastructure utilises an industrial computer
connected to LAN and serves as a local data collector. Martin defined applicable FDD strategies and
translated them together with OLIFY engineers into computational formulas which are run on real-time operational data. Currently, the buildings are going through fit-out works and final balancing, therefore, even FDD strategies must undergo final tuning to be accurate.
MBCx enables the facility management team to promptly respond to any potential water leakage
throughout the building, to identify energy inefficiencies and significant operational anomalies with
respect to weather conditions. The FM personnel training has been an inseparable part of the effort, as
well as developing an action plan for each FDD notification. The ongoing commissioning team foresees operational savings and improved benchmarking which shall be reported on a regular basis to the building owner.
